We charge an application fee of $50 per applicant, a deposit of $300, and an administrative fee of $150. The application fee is non-refundable upon application, the deposit and admin fee are non-refundable upon approval.
Each applicant is screened for credit, income, rental, and criminal history. This property accepts many forms of income to qualify for a rental. This includes the local area voluntary Section 8 Housing Choice Voucher program on qualified income restricted units only.

Residents are responsible for heat, electricity, water, sewer, and trash. Costs are variable dependent on usage and/or bill back. Utility service fee = $3.50 per month.

You are required throughout the term of your lease to purchase and maintain a renters personal liability policy with liability coverage of $100,000.
While we only require personal liability insurance, we highly recommend you obtain coverage for your personal property as well.

Front office staff is available, welcoming, understanding, and thoughtful. Maintenance is prompt, responsive, and thorough. Security is alert and caring. Cleaning staff is thorough, consistent, and friendly. Amenities are kept in working order, easy to reserve, and a great value. Community has shopping, groceries, restaurants, and entertainment within walking distance. Nearby bus stop and park-and-ride. 10-15 minute ride to downtown Minneapolis.
